Most dumpster rental problems are not the container, they are the booking. Nearly every complaint traces back to one of a handful of decisions made before the truck ever showed up. This is the big one. Your flat rate includes a set amount of weight, and anything over it bills per ton. Concrete, brick, dirt, tile and shingles are dense enough to hit that cap when the container still looks half empty. The fix is counterintuitive: for heavy material you want a smaller box, often a 10 or 15-yard, and sometimes a dedicated single-material load. Filling a 40-yard with concrete is the fastest way to turn a flat rate into a bill you did not expect. The sizes guide lists included tonnage per size.
An open container left through a Gulf Coast storm absorbs a lot of water, and drywall, carpet, insulation and yard waste all hold it. You get billed on the weight that crosses the scale, not the weight you loaded. If a multi-day soak is coming and your debris is absorbent, covering the load is worth the five minutes.
A loaded roll-off is heavy and it concentrates that weight on the rails. Set directly on concrete it can mark or crack a driveway, and older or thinner slabs are the most vulnerable. Boards underneath spread the load and largely prevent it. This should be standard, and it is worth confirming rather than assuming, especially if your driveway has existing cracks. Say so up front and the placement can be planned around it.
Debris stacked above the top edge cannot legally be tarped and hauled. The driver either has to leave it or you have to unload the excess yourself, usually while the truck waits. Load level with the rim. If you are close, that is the signal to ask about a swap rather than to keep stacking.
Paint, solvents, motor oil, chemicals, tires, batteries and any appliance containing refrigerant such as a fridge, freezer or air conditioner cannot go in a standard roll-off. They are not arbitrary rules, they are disposal regulations, and a load containing them can be refused at the facility or hit with a handling surcharge. The items typically come back to you either way. Mention them when you book and they get routed correctly.
A 20-yard container is around 22 feet long. On a standard Conroe driveway that can mean the car behind it is not coming out until pickup day. Think about where the container sits relative to vehicles you need daily, the garage door, gas and water shutoffs, and the path your crew will actually walk while loading. Two minutes of planning here prevents a genuinely annoying week.
Plenty of the newer subdivisions around Conroe, The Woodlands and Tomball have covenants limiting how long a container can be visible from the street, or requiring driveway rather than curb placement. Separately, whether a bin can sit on a public street depends on jurisdiction: an incorporated city such as Conroe or Tomball may require a permit, while unincorporated Montgomery and Harris County areas work differently. Worth saying plainly, because it costs people money. A roll-off is priced on the container and the time, so it wins when the volume is large, the work spans days, and someone can do the loading. If you have a moderate pile, a few heavy pieces of furniture, or nobody able to lift safely, you are paying for a box you then have to fill yourself.
